1. Eligibility

You must be at least 18 years of age and legally capable of entering binding agreements under the laws of the State of Qatar to use the Platform. By using the Platform you confirm that you meet these requirements. If you are acting on behalf of a legal entity, you confirm you have authority to bind that entity to these Terms.

2. Account Registration and Security

To access certain features you must register for an account. You agree to provide accurate, current, and complete information during registration and to keep your details up to date.

You are responsible for maintaining the confidentiality of your account credentials and for all activity under your account. You must notify us immediately at legal@hudhud.qa if you suspect any unauthorised use. We reserve the right to suspend or terminate accounts that violate these Terms or that we believe are being used fraudulently.

3. Platform Services

Hudhud provides an online platform connecting prospective tenants and buyers with residential and commercial property listings across Qatar. The Platform offers search and filtering tools, interactive property maps, and — for registered users — the ability to save listings and contact property representatives.

Property listings are provided by owners and licensed agents. Hudhud acts as a technology intermediary and does not own, sell, lease, or manage any listed property. We do not guarantee the accuracy, completeness, or current availability of any listing.

4. Property Listings and Content

Agents and owners listing properties through the Platform represent and warrant that: (a) they hold the legal right or authorisation to list the property; (b) all listing information is accurate and not misleading; and (c) their listings comply with applicable laws of the State of Qatar including those governing real estate advertising.

We reserve the right to remove any listing that, in our sole discretion, violates these Terms, is inaccurate, or is otherwise inappropriate.

5. Prohibited Conduct

When using the Platform, you agree not to:

• Use the Platform for any unlawful purpose or in violation of applicable laws or regulations.
• Post false, misleading, or fraudulent listings or other information.
• Scrape, harvest, or systematically extract data from the Platform without our express written consent.
• Interfere with or disrupt the integrity or performance of the Platform or its underlying infrastructure.
• Attempt to gain unauthorised access to any part of the Platform, user accounts, or connected systems.
• Impersonate any person or entity or misrepresent your affiliation.
• Transmit unsolicited commercial communications or harassing content through the Platform.

6. Intellectual Property Rights

All Platform content, including text, images, graphics, logos, software, and design, is owned by or licensed to Hudhud and protected under the laws of the State of Qatar and applicable international conventions.

You are granted a limited, non-exclusive, non-transferable licence to access and use the Platform for its intended purposes. You may not reproduce, distribute, modify, or exploit any portion of the Platform without our prior written permission. Property images and descriptions provided by listing agents remain the intellectual property of their respective owners.

7. Disclaimer of Warranties

The Platform is provided “as is” and “as available” without warranties of any kind, express or implied. To the fullest extent permitted by law, we disclaim all warranties, including merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the Platform will be uninterrupted or error-free, nor do we warrant the accuracy or completeness of any property listing, price, or availability information.

8. Limitation of Liability

To the fullest extent permitted by applicable law, Hudhud shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of or inability to use the Platform. Our total aggregate liability for any claim arising from these Terms or the Platform shall not exceed QAR 1,000 or the amount paid by you to us in the preceding twelve months, whichever is greater.

9. Indemnification

You agree to indemnify, defend, and hold harmless Hudhud, its officers, directors, employees, and agents from and against any claims, liabilities, damages, losses, and expenses (including reasonable legal fees) arising out of your use of the Platform, your violation of these Terms, or your infringement of any third-party rights.

10. Governing Law and Jurisdiction

These Terms are governed by the laws of the State of Qatar. Any disputes arising from these Terms or your use of the Platform shall be subject to the exclusive jurisdiction of the courts of the State of Qatar. Mandatory consumer protection rights under applicable law remain unaffected.

11. Changes to These Terms

We may modify these Terms at any time. Material changes will be communicated to registered users by email and/or via a prominent Platform notice with the effective date. Your continued use of the Platform following any change constitutes acceptance of the revised Terms. If you do not agree with a change, you should stop using the Platform and close your account.
